What Hendersonville’s houses mean for pool and spa
Older pools are plaster over gunite from the seventies and eighties, and the work is resurfacing, replumbing the equipment pad and replacing the decking; a renovation, not a rebuild.
Lakeside properties sometimes prefer a pool to the lake for the children, and a pool near a shoreline has water-table and setback rules the contractor knows.
The ground is the pool’s engineering — clay that pushes on a shell, rock that stops an excavator, a water table that floats an empty pool — and the site is read before the design.
On a sloped yard the pool is either cut into the hill with retaining walls or raised on one side, and the engineering is most of the difference in price.
The house and its yard — the walkout, the deck, the utility runs — set where the pool and the equipment can go, and the design starts there.

What brings us to Hendersonville.
Excavating in Middle Tennessee means meeting limestone. Across much of Davidson, Williamson and Rutherford County the bedrock is close enough to the surface that a pool dig hits rock, and that turns a day of excavation into hammering or blasting. It is the most common reason a pool costs more than the original number, which is why an honest contract names what happens if rock is found rather than leaving it open.
- Coping or decking cracked, lifting or a trip hazard
- A hot tub that will not hold temperature
- Water level dropping faster than evaporation explains
- Plaster rough underfoot, stained or showing the shell beneath
No rock clause in the contract. Excavation is where pool budgets break in this region, and an open-ended allowance is not a price.

Leaf Drop, Tannin Stains and the Fall Pool
Oak and maple leaves sitting on a pool floor leave their outlines behind in brown. The stain usually comes out; the damage to the pump from a clogged basket is harder.

Single-Speed or Variable-Speed Pool Pump
A single-speed pump runs flat out whether the pool needs it or not. A variable-speed pump runs slow most of the day, and the physics of that is why the bill drops.
